With supply at a low and demand as strong as ever in the Comox Valley, I’ve been getting a lot of questions from potential sellers.


It’s understandable – selling your home is a huge decision. And the more you know the better prepared you’ll be. With that in mind, I’ve assembled some of the questions I get asked most about the listing and selling process.

 

Is now a good time to list my house?


Absolutely! As I already stated, demand is high and supply is low. It’s a seller’s market, so take advantage of that.

 

Do I need to do upgrades or renos before I list?


That depends – every house is different, so you need to talk to your realtor® about this one. Bathroom and kitchen renos often are worthwhile, but other projects may not reap the same rewards. That being said, a new coat of paint and reducing clutter is always a good idea.

 

How long does it take to get on the market once I’ve made my decision to sell?


Depending on your realtor®’s pre-market routine, between photos, evaluations and paperwork, it usually takes about a week or two. I usually suggest that clients not rush into listing too quickly – you always want to make your best first impression!

 

Do I have to have open houses?


I know, open houses can be inconvenient, but they are a good way to generate interest. Your realtor® will let you know if he/she thinks i’'t is a good idea, i.e., if you’re in a rural location, it may not be worthwhile.

 

Does it cost money to list my house?


Typically, selling your home doesn’t cost money, other than what you want to invest in tidying up or adding to curb appeal, it’s the buyers who have to pay for home inspections, etc. Sometimes in the closing of a deal, sellers have to pay for title searches, so speak with an experienced realtor® about this one.

 

Speaking of tidying up, is “staging” important?


It’s less important when it is a seller’s market, but studies have shown that houses sell quicker with staging. Not sure if you want to make that investment? There are plenty of tips online if you want to give it a go yourself before paying for professionals.

 

How do I know what to list my home for?


Truth is, you probably don’t – but I do! I will do a solid market evaluation of your home. By analyzing your house, taking into account current trends and similar properties, as well as other details, I will come up with a number that represents a proper price and little hassle.

 

Should I be present during a viewing?


No. You don’t want to hear what they think of your decorating and they don’t want to see you lurking about. Grab the kids and the dog and clear out!

 

What do I need to disclose to buyers?


Be honest. If there is an issue, let your realtor® know. Avoid any potential stress and issues down the road.

 

How much is a realtor’s commission?


Commissions vary, but typically range around 6 per cent. Remember, you get what you pay for! A good realtor® goes above and beyond in making sure that you get the best value for your home.
