Selling a home is a big deal. There are never any certainties and always plenty of decisions to make. Buyers and markets can be fussy. Showings are stressful and require plenty of work. And sometimes it starts to look like luck just isn’t on your side.

 

Getting the right buyer through the front door does require a little bit of luck. But, many variables can be minimized by avoiding common home selling mistakes and working with an experienced agent. I know one!

Escape these common home selling mistakes when listing your home

 

Don’t hide problems

 

No house is perfect. Most potential buyers will be willing to negotiate minor problems, so either repair problems properly or be upfront about issues. Hiding things can easily backfire during inspection and end up costing you the sale of your home.

 

Don’t price high

 

The most important factor dictating the price of your home isn’t what YOU think your home is worth. The right price is the one that is comparable with other homes in your area. Other factors include location, market strength, buyer demand, and the condition of your home, but they are much less important.

 

An overpriced home is a turn-off, and may result in lowball offers from half-hearted buyers. The best price is often offered in the first few weeks of an active listing. The longer your home sits and you tire of waiting, the more leverage a buyer will have to pay less.

 

Before putting your home on the market, work with a Realtor to determine a fair price and decide how flexible you are on pricing once offers start coming in.

 

Don’t be caught unprepared

 

Buyers are always eager to lowball sellers that appear disinterested in their property or ones that are desperate to sell. Improve your chances at getting a reasonable price by properly preparing your home.

 

Take the time to find the best real estate agent, take quality photos, gather market research, set a fair price, and stage your home to sell.

 

Don’t sell as-is

 

While big renovations in the kitchen or master bath could put you in danger of over-capitalizing, neglecting basic repairs and maintenance is not an option. Buyers want to imagine themselves living in the house—or renting it out—so give them every opportunity to do so.

 

Before listing your home, spend time cleaning, tidying, repairing, neutralizing and staging it. If you’re not sure where to start, enlist an experienced real estate agent for his/her opinion.
